Despite the much-anticipated lift in official interest rates by the Reserve Bank this week, home buyers in the City of Moonee Valley and surrounding suburbs continued to demonstrate their underlying confidence in the local property market.

This confidence produced a number of strong sales results in our area, including:

Aberfeldie: 333 Buckley Street. Offering an unusual combination of period features and modern design aesthetics, this single-level four-bedroom home reflected its premium Aberfeldie location in selling for $1.3 million.

Avondale Heights: 41 Glencara Street. Offered as a freshly completed townhouse, the combination of four bedrooms and three bathrooms proved popular with young families who took the bidding to $1.225 million on auction day.

Essendon: 215/1050 Mt Alexander Road. Situated on the second floor of the Alexa Park building, this two-bedroom, two-bathroom apartment sold for $530,000.

Essendon: 411/1050 Mt Alexander Road. A couple of floors further up, this three-bedroom corner apartment with dual balconies sold well before offers were due to close in a Sale by Set Date® campaign, achieving an impressive $910,000.

Essendon: 1 McPhail Street. Strong early interest saw the SOLD sign go up on this potential-filled three-bedroom Victorian home with dual driveways on around 675sqm prior to auction, with the contracts inked at $1.75 million (pictured).

Maribyrnong: 1/10 Horizon Drive. Capturing impressive city views from a convenient position between the river and Highpoint, this ground level apartment was another to enjoy an early result via a Sale by Set Date® campaign, with the keys changing hands at $660,000.

Moonee Ponds: 2/2 Mantell Street. Situated in a popular pocket a short stroll from Puckle Street, this elegant three-bedroom town residence attracted four bidders including two online and achieved a very satisfying $1.034 million.

In conclusion, let me just remind our readers that time is becoming the critical factor for those local property owners who would still like to sell before the end of 2023. So if you need some advice of assistance in making that move before we hit the festive season, be sure to give the team at Barry Plant Moonee Valley a call this week on 9319 1700.

Best wishes,

Bill Karp
