Have you ever noticed that whilst the world around us seems to be in a state of constant change, there are some things in the property market that never change?

Yes, housing styles change, prices change, interest rates change and technology changes, but there are some factors that home buyers will always respond positively to, and we were reminded of just how strong this appeal can be in recent days.

Example 1: The appeal of a corner block in a convenient position has always been a consistent factor in our local market, and we saw another example of this when we auctioned a two-bedroom home at 78 McNamara Avenue in Airport West. Situated on around 563sqm on the corner of Hawker Street, close to schools, shops and cafes, this potential-filled site (pictured) attracted at least six bidders who pushed the price well beyond our happy vendor’s reserve before finally settling at a just under the $800,000 mark.

Example 2: Another factor that has always attracted plenty of attention in the City of Moonee Valley is a quiet yet convenient location, particularly when it captures a good outlook. This combination certainly made an impact when we launched the auction campaign for 18 Larwood Close in Avondale Heights. Capturing serene golf course views from a peaceful cul-de-sac a stone’s throw from the Maribyrnong River trails, this four-bedroom home saw spirited competition that took the bidding more than 15% above our ecstatic vendor’s reserve, with the SOLD sign going up at $1.051 million!

Example 3: Our third example this week proves that you should never underestimate the power of a pretty face. The moment the attractive three-bedroom home at 74 Clydesdale Road in Airport West hit the market, there was an immediate response on the various real estate portals and via our social media channels. Indeed, the reaction from various buyers was so strong that we ended up having a private ‘bid-off’ well before the scheduled auction, resulting in a very strong sale at $790,000.

Example 4: For some buyers, nothing fires the imagination more than the opportunity to build a brand-new home to their own requirements. This urge certainly played a role in the sale of a vacant homesite at 5 Diorite Court in Keilor East. Strategically positioned in the highly regarded Valley Lake Estate, this 377sqm block came with plans and permits for a substantial family home and achieved a satisfying mid-week sale at $650,000.
