The Spring Market is ready…are you?

With interest rates at record lows, (and forecasts that they may go even lower from several key economists), buyer confidence bouncing back after an uncertain year in the market, and the purse strings becoming looser for those applying for a home loan, the Spring Market is presenting an exceptional opportunity for anyone looking to sell before the end of the year.

However, as we have pointed out in a couple of recent posts, if history has taught us anything it is that those vendors who sell in the early part of the Spring market tend to do better than those who leave their sale until the later part of the year. So, our advice to anyone considering a Spring sale is to get the wheels in motion now!

We have certainly been seeing some excellent sales results this week as the Spring market gets under way, including:

Airport West: 3/70 King Street

Set quietly at the rear of a boutique group of three with ready access to Essendon Fields, this striking brand new townhouse made an immediate impression on those looking for family-friendly low maintenance living, particularly with four bedrooms on offer. A steady stream of enquiries were soon converted to strong buyer interest, with a contract completed during the week at $818,000.

Essendon North: 9/17 Bulla Road

Such was the appeal of this updated two-bedroom apartment in a block of twelve, positioned within moments of shops and Woodlands Park, that competitive interest saw the SOLD sign go up prior to this week’s scheduled auction at $406,000.

Keilor East: 17 Hedgerow Court

Making the most of a quiet cul-de-sac position, this three-bedroom home (pictured) attracted interest from market entrants and investors, all of whom appreciated the easy access to a range of schools and Milleara Shopping Centre. Three buyers competed at this week’s auction, pushing the price above the reserve before the hammer fell at $660,000.

Keilor East: 3/67 Milleara Road

Conveniently located within a short walk of the shops at Centreway and Keilor Heights Primary School, this well-maintained two-bedroom villa unit found new owners during the week at $455,000.
