Time for a safe and relaxing festive season

Well, the end of what has been a challenging year for most Melbourne residents is now in sight, and most local residents of the City of Moonee Valley and surrounding suburbs are now focused on celebrating this festive season with family and friends.

As you may have seen during the week, our offices have now closed for a short break, and my team are now enjoying some down time as they recharge their batteries for the year to come. However, rest assured that this is just a short break, and everyone will be back on deck to assist you with all your property needs very soon, as our offices will reopen for business from 9am on Wednesday January 3rd.

For those local homeowners looking forward to 2024 with property plans in mind, the outlook seems quite positive. As you may have seen in our social media feeds, 2023 was a year that finished strongly for property sales.

The Barry Plant Group sold more than 770 properties in November and offered over 900 for rent in the same period, indicating the strong levels of interest in the property market at this time. Indeed, our team at Barry Plant Moonee Valley was still putting up SOLD signs in the week leading up to Christmas, confirming that buyer interest in our area remains solid.

What many people don’t realize is that the start of each new year is actually a good time to have your property on the market. Not only do you all those frustrated buyers who missed out in the final part of last year, (and there are lots of those right now), but they are joined by a group of fresh buyers each year who decide over the coming weeks that they want to start putting their property plans into action. Add in the seasonal shortage of new listings hitting the market, and you can see why so many sellers in January/February achieve better than expected results.

Of course, as you may have read recently, we are also expecting the outlook on interest rates to become more positive as the year goes by. Whilst it’s difficult to forecast when they will start coming down, it seems likely that last year’s talk of interest rate rises will become more of a discussion about “when they will start falling” the further the year progresses.

So as I wish you all the best for the coming festivities, I would remind you that the Barry Plant Moonee Valley team are here to advise and assist you with all of your property needs. So if you have any questions or need help with the best ways to turn your hopes into reality in 2024, don’t hesitate to give us a call from January 3rd onwards on 9319 1700.

Best wishes,

Bill Karp
