Top end of market gets active in April
It wasn’t that long ago that property sales above the $1 million-mark in the city of Moonee Valley were considered noteworthy results.
Nowadays, of course, sales in this bracket are very much a daily event. In fact, with our team achieving two very strong sales in the $2-3 million bracket in the past week along, you could be forgiven for thinking that the $2 million mark has replaced the $1 million barrier in the 2022 market.
Among our most recent results, we saw:
Aberfeldie: 24 Clifton Street. Making the most of a prime corner position in the highly regarded river precinct, this charming three-bedroom clinker brick home attracted such strong early interest that our happy vendors decided not to wait for this week’s scheduled auction. The SOLD sign went up early at $2 million.
Airport West: 51 Hilbert Road. The combination of an unexpectedly generous four-bedroom floorplan and an allotment of just over 600sqm in this popular neighbourhood proved a popular one, with productive post-auction negotiations producing a solid sale at $900,000.
Airport West: 4 Parkview Street. This comprehensively renovated three-bedroom home with a solar heated inground pool proved popular, not the least for its close proximity to the shops on McNamara Avenue. A mid-week pre-auction sale saw the keys change hands at $960,000.
Essendon: 52 Hoffmans Road. Position and potential were the words on everyone’s lips as they gathered for this week’s auction of this older-style three-bedroom home on around 612sqm of land close to several well-regarded schools. The auction produced a very satisfying sale at $1.245 million.
Essendon: 131 Bradshaw Street. This luxuriously appointed four-bedroom new home made use of our unique Sale by Set Date® strategy and was sold before the official closing date at $2.8 million.
Keilor East: 62 Border Drive. The popularity of Keilor East’s iconic Pavilions Estate was confirmed once again when this easy-care three-bedroom home sold well before the scheduled auction. The contracts were inked at $820,000.
Keilor East: 76 Prospect Drive. Having parkland directly over the fence, it was no surprise to see so many young families responding positively to this four-bedroom home. A well-planned marketing campaign resulted in a very satisfying auction sale at $1.19 million.
Keilor East: 24 Lincoln Drive. Hot on the heels of last Saturday’s auction of the new home next door, our team was able to assist the losing bidder to secure the second home in this side-by-side development at $1.575 million.
