The old catchphrase about “location, location, location” was evident among the many terrific sales our team achieved in recent days.

As you can see from this short summary below, premium locations played a key role in several of the more notable results…

Airport West: 3/37 Walters Avenue. Two bidders were the main protagonists at the auction of this single-level two-bedroom unit in a modern group of three. It sold comfortably above reserve at $650,500.

Airport West: 1 Trevalyan Court. Productive post-auction negotiations saw the SOLD sign go up on this neat three-bedroom home a matter of minutes after the auction, with the contracts inked at $975,000.

Ascot Vale: 3/26 Leonard Crescent. Situated in the heart of Ascot Vale, a stone’s throw from the showgrounds, this unusual one-bedroom apartment included a very generous courtyard, producing $395,000.

Coburg: 69 Nicholson Street. Ready access to Coburg’s best amenities made all the difference to this timeless period home, with the keys changing hands at $975,000.

Essendon: 2/58 Richardson Street. Thoughtful renovations and a desirable address resulted in this two-bedroom unit being sold as a result of competitive mid-week negotiations.

Essendon: 12 Mountain Street. As we touched on above, the attraction of the renowned Mar Lodge Estate proved decisive here, with this week’s auction of a two-bedroom home on around 881sqm pushing well above the vendor’s reserve to reach an exceptional $2.525 million.

Footscray: 1109/4 Joseph Road. Spectacular city skyline views added to the appeal of this two-bedroom, two-bathroom apartment. It sold more than a week before offers were due to close, achieving $630,000.

Keilor East: 56 Parkside Avenue. A green-heavy location worthy of its address made this two-bedroom unit an appealing option for downsizers and investors, with the deal being completed at $670,000.

Moonee Ponds: 113/7 Aspen Street. Offering an uncomplicated lifestyle a short walk from Puckle Street, this single-bedroom apartment sold above $400,000 well before offers were due to close on a Sale by Set Date® campaign.

Niddrie: 39 Hotham Road. Another of this week’s successful auctions, this four-bedroom home (pictured) found new owners compliments of a lifestyle-enhancing location close to the buzz of Keilor Road.

Pascoe Vale: 3A Shanley Street. Offering easy access to parks, cafes and schools, this single-level two-bedroom unit saw the keys change hands at $670,000.
