Underlying confidence continues to emerge

As each week passes in 2022, we continue to see further evidence of the underlying confidence that homebuyers have in the property market in the City of Moonee Valley and surrounding suburbs.

Not only did our team achieve multiple outstanding sales at auction this week, with several results exceeding all expectations, but we were also able to put together some excellent sales through competitive negotiations during the week as well.

Among our more notable recent results were:

Aberfeldie: 37 Clifton Street. Situated on a generous allotment of around 810sqm in the river precinct, this four-bedroom timber home made an impact with its serene outlook and quiet location. A productive auction saw the gavel fall at $1.945 million.

Aberfeldie: 104 Fawkner Street. Proximity to the river was also the main attraction with this three-bedroom home on around 481sqm, with many buyers keen to build a new home on the site. A spirited bidding duel between four bidders produced a remarkable sale at just over the $2 million mark…more than 18% above our happy vendor’s reserve!

Essendon: 2/17 Ballater Street. Set in a small group of five, this well presented two-bedroom unit attracted interest from a mix of downsizers and investors, with the auction producing a sale at $680,000.

Essendon: 602/19 Russell Street. This two-bedroom apartment in the Linc complex was sold for $650,000 as a result of competitive mid-week negotiations.

Moonee Ponds: 1701/51 Homer Street. Part of the high-rise ‘Focus on Mason’ building, this near-new two-bedroom apartment utilised our Sale by Set Date® strategy and sold before the closing date at $605,000.

Niddrie: 3/1A Florence Street. Close to the cafes and transport options of Keilor Road, this elegant three-bedroom townhouse saw the SOLD sign go up at $880,000.

Niddrie: 52 Teague Street. This dazzling double-storey five-bedroom showpiece (pictured) drew numerous comments from buyers on its thoughtful blend of indoor and outdoor entertaining space. The auction saw competition between onsite and online interest, producing an excellent sale at $2.415 million, which was above our vendor’s reserve.
