Valley Lake in the spotlight

We saw further evidence of the determination of home buyers to continue to chase their property dreams this week despite the lockdown.

Whilst our SOLD signs were going up on a variety of properties and in several different suburbs, one spot that certainly attracted plenty of attention was the Valley Lake Estate in Keilor East.

As we mentioned in last week’s Update, the Valley Lake Estate saw a new residential price record established last week when we sold a spectacular five-bedroom home on Valley Lake Boulevard for $2.98 million. However, we also negotiated two further sales in the neighbourhood this week on a couple of vacant homesites, with contracts being inked on each in the $800,000 to $900,000 bracket.

Mind you, Valley Lake hasn’t been the only place we’ve seen strong buyer interest lately. One example was the sale of a stunning first-floor apartment in the ‘MoPo’ complex on Ascot Vale Road, Moonee Ponds. Designed by the award-winning Architects at Peddle Thorp, this generously proportioned two-bedroom residence included an impressive balcony of around 47sqm and achieved an excellent result in selling for $630,000.

Over in Airport West, our online auction of a renovated three-bedroom home(pictured) on Parer Road produced strong interest from a mix of first home buyers and investors, with four bidders taking the bidding above our vendor’s reserve before the gavel fell at a very pleasing $715,000.

There were also four bidders competing at our online auction of a brand new four-bedroom side-by-side home in Bradshaw Street, Essendon. Boasting a Hamptons-inspired décor with premium finishes, this low-maintenance executive home also sold well above the reserve at $1.86 million.

Another telling example of the strength of the current market occurred this week when we made the decision to postpone two scheduled auctions due to the lockdown. Within 24 hours of the planned postponement being conveyed to the market, both properties had received strong written offers from keen buyers, so I’ll update you next week once those deals are concluded.

At the moment, none of us is too sure of when the current lockdown restrictions will begin to ease. However, I would strongly recommend that if you are planning on selling in the remainder of 2021, there is still plenty that you can be doing right now to ensure you hit the ground running as soon as the door begins to open.
