A winning trifecta on Cup weekend

Whilst many of the agents in the City of Moonee Valley chose not to hold auctions this weekend, (perhaps they had plans to attend Derby Day?), our team at Barry Plant proved once again that holding auctions when others choose not to can be a real bonus for vendors.

The benefits of offering property up for bidding when there is less competition from other sellers was obvious again this week, with all three of our auctions successfully sold on the day. Another 100% auction success rate speaks for itself, doesn’t it?

Among this week’s exciting results were:

Seven bidders fought it out, pushing the price close to 10% above our happy vendors reserve before the gavel fell at an impressive $780,500.

This well presented three-bedroom single-level home enjoyed a quiet position close to the Maribyrnong River trails, with the majority of interest coming from young families and local downsizers. A strong mid-week sale was negotiated earlier this week.

Essendon North: 10 Raleigh Grove

Providing easy access to so many of the lifestyle benefits that Essendon North is known for, this attractive three-bedroom semi-detached home attracted competitive bidding from five interested parties, taking the price to a very satisfying $938,000. Again, this was well in excess of our happy vendor’s expectations.

Keilor East: 16 Heatherlea Crescent

Providing a comfortable lifestyle in a quiet riverside position, this three-bedroom home provided a timely reminder of the value of professional post-auction negotiations, with the SOLD sticker going up at $690,000.

Keilor East: 1A Wunnamurra Drive

A mixture of investors, first-timers and downsizers all responded positively to the light-filled floorplan and convenient positioning of this spotless two-bedroom villa. Competitive interest produced an excellent sale at $553,000 just before the weekend.

Keilor East: 6 Alwyn Court

Originally scheduled for auction in mid-November, this beautifully renovated three-bedroom home at the top of the court attracted such profound early interest that the vendors were convinced not to wait for auction day by an impressive offer of $815,000.
