After last weekend’s frantic auction activity where multiple buyers tried to secure their next property before the stamp duty rates changed, this week saw a marked decrease in the number of properties being offered for sale, but no decline in the number of buyers trying to win the keys.

Among our most recent results were:

Airport West: 2/52 McIntosh Street. This auction provided another reminder of the advantages our vendors enjoy through the close co-operation of the different offices within our network. Four bidders fought it out, but the eventual buyers were introduced through our Gladstone Park office, with the gavel falling well above reserve at $625,000.

Keilor East: 63 Quinn Grove. As I mentioned last week, three bidders fought it out for the keys to this well maintained three-bedroom home, with the winning bid of $784,000 being placed online. As you can see from the photo, our vendors were more than happy to see the SOLD sign go up on their board.

Kensington: 52 Smith Street. This charming timber Victorian terrace attracted strong interest for its appealing blend of period charm and contemporary convenience. A total of six bidders competed, including one online, with the eventual sale price exceeding our happy vendor’s reserve by more than 10 percent.

Niddrie: 105A Haldane Road. The majority of the bidding for this eye-catching double-storey four-bedroom home fell to three main bidders, with a very satisfying sale at $1.106 million being the result.

Westmeadows: 100 Raleigh Street. Filled with cottage charm and set in a well-established garden, this three-bedroom timber home soared well past its reserve to sell for $1.02 million.

With so many of our recent sales achieving results that have exceeded the wildest dreams of many vendors, there is no doubt that anyone considering selling later this year should be rethinking their plans and thinking very carefully about making that move right now.
