Over 100 bids shows Winter market power

If ever you wanted to see living proof of the strength of the Winter market in the City of Moonee Valley, you would have been wise to drop into several of this week’s auction to watch the Winter market dynamics in action. Not only did our team at Barry Plant sell six out of today’s seven auctions, (with negotiations continuing on the seventh as I write this report), but the level of competition produced some exceptional results for several vendors. Indeed, one auction in Strathmore saw 107 bids placed, with the auction taking around 35 minutes before the gavel fell! Among this week’s results were: ABERFELDIE The exquisite brand-new double-storey home at 53A Vida Street (pictured) was successfully sold for a very pleasing $1.37 million. AIRPORT WEST Another brand-new home, this time in Moorna Drive with views of the Park, produced smiles all round when it was sold for $950,000. ESSENDON Potential was the word on everyone’s lips when an older 3-bedroom weatherboard home on 590sqm in Deakin Street found new owners at a very satisfying $1.165 million. KEILOR EAST A total of seven bidders clearly appreciated the convenient location of the 3-bedroom home at 50 Milleara Road. The gasps of the neighbourhood onlookers told the tale as the bidding soared more than 20% above the ecstatic vendor’s reserve, finally settling at a remarkable $850,000. NIDDRIE Thoughtful contemporary design and a popular location near elite schools both played in the successful result of a 3-bedroom home in Muriel Street. Four main bidders pushed the price well beyond the reserve, with the SOLD sign going up at $1.23 million. STRATHMORE As mentioned above, a total of 107 bids were placed as four bidders competed for the keys to a potential-filled 3-bedroom home on 697sqm in the sought-after Rosebank Estate. After 35 minutes of bidding, it reached a remarkable conclusion for our very happy vendors, selling for $1.742 million!
