Off-market sales take centre stage
Having sold the last of our Winter auctions last week, and the first of our Spring auctions still a week away, the team’s focus turned to putting together several excellent off-market sales this week.
With so many results being achieved through the off-market approach recently, this is probably an ideal time to remind keen homebuyers that they should ensure that they register their details and key priorities with our sales team when they are looking for a property in the current market.
There are some buyers that like to play their cards close to their chest; meaning that the only interactions they have with agents are at Open Houses and Auctions. However, if we don’t know exactly what you’re after, there’s a chance you may never get to hear about a new listing that is being using an off-market strategy, (i.e., with no advertising or internet presence), as we with several of this week’s results.

38 Victoria Street, Preston
This eye-catching four-bedroom contemporary home (pictured) on the south side of Bell Street had been scheduled for auction after a failed campaign with another agent. However, the strength of our database of motivated and qualified buyers saw a terrific sale at $1.14 million being completed before the property had even hit the internet. No wonder the vendor was so thrilled!
10 Belgrove Street, Preston
A potential-filled two-bedroom period home on just under 700sqm of land near Lahinch Reserve, this property was another beneficiary of a low profile off-market approach, selling within a week for $800,000.
4 Wymbir Avenue, Preston
Offering plenty of appeal for first time buyers and investors, this potential filled two-bedroom home on a low maintenance block enjoyed a convenient position with buses at the end of the street and Northland a comfortable walk away. An off-market sale was finalized this week.
3/90 Harold Street, Thornbury
A mix of registered market entrants and investors responded quickly as soon as we circulated word that this one-bedroom ground-floor apartment was available for purchase, a short walk from Thornbury station. Another tick on the off-market score sheet, with contracts being inked at $310,000.
The official start of Spring is here, and history has shown that the vendors who sell in early Spring tend to do better than those who leave their sale until later in the year.
