Whilst the fact that our team was able to achieve yet another 100% auction success rate for our clients this week, with three out of three achieving terrific sales, a closer look at each of the auction results makes interesting reading for anyone wanting to take a closer look at the property market in the City of Darebin.

You see, not only did all three of our auction results achieve sale prices that exceeded their respective reserves, but each of the three sales involved a 2-bedroom property with low maintenance living a key feature…but each was slightly different to the others.

Auction 1:

A stylish 2-bedroom apartment in the historic Excelsior building on the fringe of Northcote on High Street confirmed the strength of demand for well-presented apartments when strong bidding took the price to a very satisfying $555,000. Interestingly, the successful bidder has been house-hunting in our area in the search for better value than their current home town of Sydney.

Auction 2:

Low maintenance convenience was also a factor in our auction of a two-storey townhouse on Plenty Road. Close to shops, cafes, trams and parks, this modern easy-care option attracted four strong bidders who took the price all the way to $635,000, exceeding all expectations.

Auction 3:

Last, but certainly not least, we auctioned a free-standing contemporary townhouse (pictured) that was tucked away in Cormac Street. A well-appointed property with excellent outdoor living space, this one found new owners at $750,000 which was also above expectations.

As we mentioned in last week’s Update, the property market in our area is one where there are multiple buyers for pretty much any type of property. So, if you are considering selling before the end of 2017, why not give us a call for some first-hand insights into how the market is performing on your particular property type?

Feel free to call us any time.
