100% Auction success continues

Once again this week we saw a continuation of the theme that we were talking about in last week's update. For those who missed it, we touched on the topic of unrealistic negativity in some sections of the media in their reporting on the Melbourne property market, particularly where our 100pc auction success rate was concerned. It would have pleased many local home owners to know that this trend continued this week.

One of the stand-out results this week involved our auction success with 60B May Street in Preston, where we put a stunning three-bedroom, two-bathroom contemporary timber residence (pictured) under the gavel.

Presented in ‘as new’ condition, this home featured a gourmet kitchen with cool stone surfaces and Smeg appliances, a superb main bathroom with a freestanding tub, excellent outdoor entertaining areas, a double garage plus rear laneway access. Of course, a desirable location within walking distance of trams, parks, cafes and schools added to the appeal. Whilst a good turnout to the auction would have pleased local property owners, they would have been even more pleased with the sale at a very impressive $1.012 million, as this exceeded the price paid for the neighbouring property which sold last year in what the media would tell us was “a better market”!

In a reassuring sign for the depth of demand in the current market, our team also achieved an outstanding result for a single-bedroom apartment above the retail strip in Preston’s popular Regent Village. Situated literally on the doorstep of the cafes and bars that make this area so well sought after, this modern apartment was set on the top level of a boutique group of just fifteen, making the most of balcony views towards the city. The mid-week sale in the mid-$300,000’s was a very satisfying result for all concerned.

Results like these confirm what we were predicting in last week’s Update…that as the number of new listings hitting the market begins to bite, motivated buyers will be forced to compete even more for what is available, making it a great time to be a seller.
