Are you ready for the spring market this year?
If you’ve been following the property market in Melbourne’s inner northern suburbs in 2018 you will already know that our team at Barry Plant Preston has been achieving some genuinely outstanding real estate results for our clients in the lead-up to this week’s official start of the Spring market.
The fact is that this is a market where an experienced hand and the right advice can still produce results that exceed all expectations! However, no matter how strong you expect buyer demand to be, the Spring market is a time when the little details can make a big difference to your result when you sell.
So, with the Spring Market now getting into action, here are a few helpful tips to help you achieve a strong result if you plan on selling…
- Good timing means good planning. The football finals, racing carnival, school holidays and the State election will all have an impact this Spring, so it’s wise to plan your marketing campaign well in advance.
- Selling early pays dividends. Historically, early Spring is the time when you have fewer sellers to compete with and more buyers who are yet to purchase.
- See your home “through buyers’ eyes”. If you don’t want to waste money on improvements that won’t make a difference, get experienced advice from someone who knows what buyers are looking for.
- First impressions are vital, so start with what the buyers see as soon as they pull up outside your home.
- Unless your home is being offered with “renovation potential”, look at what needs polishing or painting.
- Make sure all your windows are sparkling and the blinds are free of winter’s accumulated dust & cobwebs.
- De-clutter cupboards & wardrobes. Genuine buyers want to know how much storage space you have, so don’t give them the impression that there isn’t enough.
- When it comes to maximising space, less is more. Consider renting a storage locker for some of your furniture while your home is on the market.
- Don’t forget, buyers will use all their senses when inspecting your home. Give some thought to providing the right scents and sounds, not just sights.
The next few weeks look like being a very productive time to have your property on the market. Feel free to give us a call for individual advice that is tailored to your home and your needs.
