Autumn property market arrives with a roar
After what turned out to be a particularly strong start to 2018 through January and February, the first weekend of March auctions has confirmed that there is still plenty of buyer interest as we head into the Autumn property market.
It may come as a surprise to many readers, but the statistics show that the Autumn property market is actually the period when more property gets sold in Australia than at any other season in the year. Yes, even Spring! A study conducted over a 10-year period confirmed this, showing that whilst more property goes on the market in Spring, more results are recorded in Autumn. So the opportunities for those who plan on selling over the next month or two look very positive indeed, particularly for those vendors who understand that the property market in 2018 is not going to produce the same rate of price growth that we saw in 2016 and 2017.
We saw an excellent example of the strength of the Autumn property market this week when we auctioned a solid three-bedroom home (pictured) in Bellarine Street, Preston. Situated within walking distance of the shopping, cafes and Market of Central Preston, along with the Gilbert Road trams, parks and St Raphael’s Primary School, location was a key factor here. But few would have expected this property to produce the strong seven-figure sale price that it did.
The important thing to keep in mind if you are considering taking advantage of the Autumn property market is that adopting the right marketing strategy and getting your timing right are both key elements to a great result. Whilst the Autumn market is certainly a busy one, we do have several long weekends including the extended Easter break to consider, so be sure to get experienced advice before you make any final decisions.
