The difference that market knowledge makes
We were reminded this week of the true value of market knowledge to anyone selling a property, particularly in a property market where there are so many mixed messages about the level of buyer demand and what property values are doing around Melbourne.
The reminder came in the form of the sale of the stunning brand-new home at 49A Leicester Street in Preston West (pictured) after some fairly intense negotiations. The reason that market knowledge was so important in this transaction was that this was a property that had been previously passed-in at auction, as it was our belief that the figure being offered on auction day did not accurately reflect the true value of this stunning home.
For those who missed out on seeing the property, this was a four-bedroom home with three bathrooms, an enviable kitchen where stone benches and 900mm Smeg appliances were prominent and the blending of indoor and outdoor entertaining spaces was exceptional. Other features included Queensland spotted Gum floors, LED lighting, an integrated Bose sound system and city views.
When dealing with special properties like this one, we find that it is crucial to accurately assess the full market value and, having done that, to protect our vendor’s best interests at all times. So, it was particularly pleasing for every member of the team when we were able to negotiate a successful sale this week at the full asking price.
As we said above, market knowledge can make a real difference to your result when you sell.
