Finishing 2018 on the right note

As we pointed out in last week's update, it is important to maintain a sense of long-term perspective whenever you are making any decisions about the property market, and 2018 has been an excellent example of this.

You’ve only got to take a look at last week’s auction of a stylish 4-bedroom home (pictured) in Quinn Street, Heidelberg to understand why this is important.

Set in an elevated position with sweeping treetops views, this property enjoyed easy access to schools, Warringal Parklands, public transport, vibrant Burgundy Street and the Austin/Mercy hospital precincts. Of course, being within the Viewbank College zone also helped, so the old adage about ‘location, location, location’ clearly still applied.

The home itself seamlessly combined hardwood floors, etched glass details and original 60’s lighting with contemporary enhancements like the gas fireplace and a glossy kitchen with stone benchtops. It also offered good scope for alfresco entertaining in the coming summer.

The reason this property provided such a strong lesson in current market conditions was that whilst it was passed in at last Saturday’s auction, some strong post-auction negotiations soon saw a deal being completed at a higher price. In fact, the sale was inked less than 24 hours after the auction at a very satisfying $1.02 million. A timely lesson for those who think that passing in an auction property means that the process has somehow ‘failed’!
