Low maintenance living still a big drawcard

If you’re a regular reader of these posts, you’ll already be aware that we have reported on the strength of demand for low maintenance living options ON SEVERAL OCCASIONS SO FAR THIS YEAR. So it was interesting to read an article by Samantha Landy on page 34 of Saturday’s Herald-Sun this week, (headed “Units in hot demand”), which confirmed the trend we have been noticing.

In case you missed it, the article noted that while prices appear to have levelled out for most houses around Melbourne, there had been a 4.5% increase in demand for units and apartments, accompanied by a rise in the median price for this category of property over the past year.

We saw another example of this trend in the sale of a two-bedroom unit (pictured) in Cooper Street in Preston recently.

The placement of this smart, fully renovated two-bedroom villa proved to be a major plus for buyers, being located within walking distance of Preston Market, the shops and cafes in High Street, Preston West Primary School plus several good transport options including the Preston station.

Inside the unit itself, the impact of a sun-soaked interior was enhanced by a fresh crisp white colour scheme and oversized windows. The kitchen featured stone bench tops, 900mm wide appliances, a dishwasher and soft-close joinery, whilst the bathroom and laundry had been finished in a complimentary style. Both bedrooms offered built-in wardrobes, whilst those keen on entertaining would were pleased with the private alfresco deck which conjured visions of summer barbeques.

Among a good list of inclusions were elements like external security shutters, split system air conditioning, a second courtyard and under cover car accommodation.

As is common with properties of this type, our marketing campaign attracted a mic of buyers, including market entrants, downsizers and investors. However, few market watchers would have expected the high level of interest and competition, which resulted in an excellent sale for our vendors at $565,000.

The key message from results like this, whether your property offers low maintenance living or not, is that there are still a lot of motivated buyers out there, despite the cold weather and grey skies.
