More property types breaking $1 million barrier

As regular readers will know, one of the interesting trends we have seen in the Preston property market in recent years has been the increasing frequency of sales results above what was once considered a major psychological barrier…the $1 million mark.

Whilst million-dollar sales in our area are obviously no longer a newsworthy event, most of these sales tend to occur on properties with at least some land content to their value. However, during 2017 it has become increasingly common to see sales above the $1 million mark for properties on lower maintenance, subdivided blocks.

Our team at Barry Plant Preston has been able to achieve some exceptional sale prices above this level on some brand-new townhouses, even prior to them being completed. However, we saw this trend go even further this week with the sale of a front facing villa on a subdivided block.

Whilst the property in Charles Street, Preston West, was well presented with an up-to-date finish, it was certainly not a brand-new home in any sense. The fact that our team was able to negotiate a very strong mid-week sale above $1.1 million shows just how far the local property market has come in recent years.

The message for anyone planning a sale in 2017 is a simple one. The next week or so is an outstanding opportunity for local vendors to get their property on the market. That way, you will be ready to make an impact at the very moment when the distraction of the AFL Grand Final is over.
