November real estate market off to a flying start
Whilst quite a few Melbourne residents seems to have taken advantage of the unofficial long weekend for Cup Day, the good news for local home owners is that the November property market has kicked off very positively.
So, whilst many people are casting a passing glance towards Flemington this week in the hope of at least taking out the office sweep, many buyers are keeping their focus clearly on opportunities in the November property market, which is good news for sellers.
More importantly, the next week or so will be a very important time not just for punters, but for anyone weighing up whether to make their move in the 2018 property market.
As anyone who follows the horses will tell you, if you have the right horse and the right jockey on the right track, you can achieve terrific results in November, and this goes for the real estate market as well. Indeed, our team has been achieving some excellent sales this week, and there is no reason to think that these won’t continue over the coming weeks as well. So, if you are still weighing up whether to sell this year, here’s a summary of the property market form right now…
- First and foremost, there are STILL far more buyers than there are homes available;
- This means that buyers are competing strongly;
- Our office has achieved several 100% Auction weekly success rates recently;
- Some vendors are exceeding their reserve prices by substantial amounts; but
- Time is getting tight if you’d like to make your move this year!
The key to achieving a result that puts you in front of the field is to ensure that you go in with a clear strategy on how to cover the entire field of buyers, and to do it in the shortest time possible.
Remember, there are now just 5 WEEKENDS LEFT before the market starts to wind down for the holiday period, so if you are going to make your run, you need to start now!
