Isn’t it interesting that so many of us, (and yes, we’re including ourselves in this), can tend to take some things for granted at times, especially when it’s right under our noses all the time?

We were reminded of this trait during the week during a very successful property sale, and we thought it would be a timely opportunity to share the details with you, as it carries a very important lesson for anyone planning on selling in our area.

The sale in question involved a 3-bedroom home in Robinson Road, (pictured), at the north end of Preston. Officially, this area is known as Reservoir. Many locals refer to it as Regent. But it’s also very much a part of the Preston scene, being a short walk from Regent stations and handy to several Preston icons like the Food Truck Park and the Market.

This was one of those popular properties that offer the low maintenance lifestyle of a unit, but with its own street frontage and driveway, and no Owners’ Corporation fees. Another feature that was even more unusual was that all three bedrooms had their own ensuite, opening the door for those buyers looking for a floorplan that could accommodate overnight guests or even extended family for longer stays.

All that aside, the feature of this sale that really made an impact for us was that this property was sold for an extremely good price…$725,000 in fact…through the combined efforts of the Barry Plant Preston and Reservoir teams. Yes, a prime example of what happens when a real estate network really ‘networks’!

What many people don’t realise is that whilst there are a large number of real estate chains in Victoria that share logos and colour schemes, not all of them actually work together in the interests of individual vendors. Indeed, it’s fair to say that some of them are actually competing against each other for business at times.
