In a week where we saw the forecasts of future property prices growing increasingly bullish, (including the ANZ predicting that price growth in the Melbourne property market could be hitting 12% by the middle of next year), it was no surprise to see our recent run of 100% auction success in the inner-north continuing.

The highlight of the week was probably the auction of a delightful Californian Bungalow in David Street, Preston. This was one of those delightful properties that we see in Preston every once in a while…a home that retained many of its period features yet was entirely comfortable catering for a 21st century lifestyle. Many of the buyers commented on features like the leadlight windows, period fireplaces, high ceilings and picture rails, yet others were impressed by the light-filled living spaces and the free-flowing interaction between indoor and outdoor entertaining.

The home offered three bedrooms, generous living and dining areas, stone benchtops in the kitchen where new appliances took centre stage, and an oversized garage. Of course, as is often the case in Preston, the location was also an attraction for buyers, being within walking distance to of Bell and Preston stations, Preston Market and the buzz of High Street.

The auction itself provided a timely snapshot of what is happening in the property market in the inner-north, with a good-sized crowd turning out to watch four determined bidders compete for the keys. Despite being declared ‘on the market’ around the $1.2 million mark, the bidding continued all the way to $1.329 million. It was an outstanding conclusion to the campaign for our vendors, but as you can see from the photo above, all parties seemed more than happy with the result!

With the quiet murmur of price rises starting to gain volume, there will be lots of local homeowners who will be keen to make their next move in the property market as soon as possible. The good news if you’re in this position is, as we mentioned last week, there is still time to achieve a strong sale before the year ends…but you need to get started now. So feel free to give us a call this week at Barry Plant Preston or Northcote.
