Strong commercial market in the north
With all the talk we’ve been seeing this year regarding the tightening of the property investment market around Melbourne, both from a lending perspective and a legislative point of view, it is important to keep in mind that people are still purchasing real estate as a means of securing their long term financial future.
More importantly, what many people overlook is that the investment market extends further than simply investing in residential property. There are many other forms of property investment, from the retail sector and commercial/industrial options to development, rural, tourism and other options.
We were reminded of this diversity of choice during the week when we were able to achieve an outstanding result for a client in the commercial market within less than two weeks of it hitting the market. The commercial market is clearly performing well based on this most recent sale in Preston.
102-104 High Street was a warehouse/factory style property with an upstairs office. Zoned Commercial 1, the property comprised land area of 342sqm with a building totalling 260sqm and onsite parking. This type of property was well suited to owner occupiers as well as investors. Indeed, the vendor of this property had previously occupied it, whilst the purchaser is planning on leasing it out.
Local property owners who are active in the commercial market will be interested to know that we received very strong inquiries on this prominent High Street offering before it was sold for a very sold seven figure sum. This should be positive news for anyone planning on selling in the commercial market in Melbourne’s inner-north.
With the official start of Summer now just a matter of days away, it is important that anyone considering making a move either now, or early in 2019, gets all their boxes ticked as soon as possible. So if you need any advice or assistance on any real estate matter, feel free to give us a call this week on.
