Strong results in one of Melbourne's hot spots

One of these results involved a near new townhouse in Beauchamp Street, Preston (pictured) which was a continuation of a recent run of strong results on townhouses. Combining strong contemporary lines and finishes, this low maintenance 2-bedroom, 2-bathroom residence made a strong first impression in a popular central location, with several first home buyers being among the bidders. The end result was a very satisfying sale at $650,000.

Our second auction this week had planned to put another contemporary 2-bedroom front townhouse in Charles Street, Preston up for bidding. However, so strong was the buyer interest in this one that the vendors decided to accept a convincing early offer of $677,500 rather waiting for the auction. This sale was another one that involved a quick first home buyer – a sign of the times that is reinforcing the market perception of one of Melbourne’s hot spots.

Meanwhile, over on Bell Street in Preston, there were more investors than first home buyers showing the strongest interest in an older style single bedroom flat in a small block of six. Boasting easy access to the Gilbert Road trams and the Merri Creek parklands, this property had plenty of appeal for the rental market, so it was no surprise to see competitive interest from several prospective landlords resulting in a pleasing sale at $318,000.

The important message for anyone planning on selling in one of the hot spots this Spring, as we mentioned in last week's update, is that time getting tight is you want to make the most of the Spring market conditions.
