When experience makes all the difference

The property in question was a potential-filled period home on Bell Street in Preston (pictured), which we auctioned last weekend. For some people, the fact that it wasn’t sold under the hammer on the day might have seemed like a negative. However, our team at Barry Plant Preston and Northcote made that decision a positive for the vendor through some highly productive post-auction negotiations that relied on many years of experience in the inner-north property market.

Knowing that this particular property enjoyed a location that provided easy access to Bell Railway Station, Preston Market and the eateries on High Street, and there was undoubted potential for future enhancements in the two-bedroom floorplan, the decision was made to further explore the level of buyer interest rather than selling the property on the day.

Whilst this approach was made somewhat more challenging in that one of the interested parties was interstate, our experienced team got to work and after discussions with several interested parties was able to negotiate an excellent sale within a matter of a few days.

Happy vendors…happy buyers…just the way we like it.

We also saw some productive on another property in Preston during the week, a contemporary low-maintenance option that was almost the polar opposite of the home in Bell Street, but more about that one next week.

In the meantime, our overview of the property market in the inner north of Melbourne remains extremely positive. Attendances at our Open Houses are very strong, buyers are keen to make offers - often as soon as they see an appealing opportunity, and as you can see from the example above, excellent sales are being achieved on a regular basis.
