Why investors love the inner north
The inner north of Melbourne has always been a popular spot for anyone looking to buy property. It offers buyers a wonderful range of architectural styles and accommodation options, along with a fantastic degree of convenience whether you are looking at local lifestyle opportunities, (coffee anyone?), or ease of access to the city.
However, for those who are looking at buying an investment property in this area as a means of securing their long-term financial future, the release of some key data from realestate.com.au has added to the appeal of property in the inner north.
The real estate portal has published some updated figures on the most popular areas of Melbourne for prospective tenants to go searching for a rental property, and the numbers make very interesting reading for local investors.
For example, if you have a house for rent in Northcote, the average number of views it would have received on realestate.com.au in 2019 was just over 3,100. In fact, Houses in Northcote received more traffic on average than any other suburbs in Melbourne, receiving more than double the state median number of views. If your property was a unit, the traffic numbers were still 59% above the state average.
Over in Thornbury, the viewer traffic for a house was 82% above average, whilst the average unit was 32% ahead of the state median. For property owners in Preston, the statistics were similarly positive with houses exceeding the state median by 86% whilst units were up by 22%. Whilst the rental market in Fairfield is tighter, viewing traffic for houses in this area were still 23% ahead of the market whilst units were up by 24%.
The important thing for investors to remember is that whilst additional demand from tenants is always helpful when maximising your returns from your rental property, experienced professional property management is even more important. From careful tenant selection and regular maintenance to assisting with a long-term plan, the right advice and guidance can make all the difference.
