Sale by SET DATE® - an option that really works

One of the most common questions we get asked by property owners who are considering a sale is what type of marketing method will best suit their property and situation.

For some, an auction can be the most productive way to approach their sale. Others may have a preference for a private sale with one-on-one negotiations. Each method has its own ‘pros and cons’, and many of those will depend on the owner’s personal preferences. However, at Barry Plant we have a third option, which is called Sale by Set Date ®, and that ® symbol will tell you that this method is unique to our group.

This method of sale has characteristics of both the private sale and auction methods. It is particularly popular with those vendors who are uncomfortable with the ‘public’ nature of an auction, but are keen to set a deadline to establish the level of buyer interest.

The reason we mention Sale by Set Date ® this week is that it was the sales method used in a recent campaign for an apartment in Preston. This campaign produced an outstanding result for the vendor, so it is an option that some vendors may wish to consider.

The apartment in question was a stylish 2-bedroom, 2-bathroom top floor apartment in the historic Excelsior development on High Street in Preston, a short stroll to the trendy cafes and bars of Thornbury Village as well as many of the attractions that Preston is renowned for.

Being such an appealing property, we were confident there would be competitive interest from multiple buyers, and that proved to be the case. We closed offers on this property last weekend, and after a bit of ‘to-ing and fro-ing’ we were able to complete an outstanding result for our vendor with the deal being inked during the week at $714,000 – a wonderful result for an apartment in this area.

The key message here, as we have mentioned before, is that no matter what type of property you wish to sell, it is vital to select a method and approach that suits your individual circumstances. There is no “one size fits all” solution in real estate.
