Strong auction results, even without auctioneers!
As regular readers of these Updates will know, the Barry Plant team in Melbourne’s inner north has been achieving some strong auction results for our vendors in 2019, including a 100% auction success rate so far this Winter.
However, sometimes the pressure of potential competitive bidding in an upcoming auction can play a part in a sale, even if that auction doesn’t actually take place, and we saw another example of this in one of our recent property sales earlier this month.
The property in question was a very neat two-bedroom villa unit (pictured) in a boutique block of four in Lyonsville Avenue, Preston. Capturing serene garden vistas from most rooms, this low maintenance home featured stainless steel appliances in the kitchen, well laid-out living and dining space, plus room for alfresco dining in a private courtyard. Storage was also a feature here, with the main bedroom enjoying a walk-in wardrobe whilst he second bedroom had built-ins.
As is always the case in Preston, location also played a role here. In one direction the Plenty Road trams were within walking distance, whilst a short walk in the other direction put all the shopping and entertainment options of Northland at your fingertips.
Not surprisingly, this combination of benefits attracted strong interest from first home buyers, downsizers and investors. So strong, in fact, that despite the property being scheduled for auction in late August, the competitive interest from multiple buyers resulted in a SOLD sign going up in within less that two weeks of it hitting the market. A very satisfying sale at $621,500.
As we touched on above, sometimes the thought of looming auction dates can produce strong auction results without any need for an auctioneer!
