Another 100% result as doors open wider
The air of positivity was obvious this week as Open Houses were once again permitted for many buyers, and onsite auctions began to find their way back into the property market in the City of Brimbank.
As a result, the month of October finished with a bang for our team at Barry Plant St Albans, as not only did we manage to achieve yet another 100% auction success rate for our happy vendors, both during the week and on the weekend, but we set a remarkable new price record for one particular Estate in the process.
Here’s a rundown of what’s been happening in our local market:
- Delahey: 9 Dunai Walk. With three schools close by, this three-bedroom home attracted plenty of interest from first time buyers, with the SOLD sign going up at just under the $600,000-mark.
- St Albans: 51 Biggs Street. This potential-filled timber home attracted plenty of interest from market entrants and builders, producing a pleasing sale at $600,000.
- St Albans: 18 Clarice Close. This updated three-bedroom home a short walk from Ginifer Station saw competitive interest drive the price to $695,000.
- St Albans: 63 Leslie Street. Set on a large allotment of around 682sqm just a stone’s throw from the local shops, this three-bedroom home was sold for $730,000 at this week’s auction (pictured).
- St Albans: 80 Biggs Street. Our second sale this week in this street saw the contracts inked on a larger potential-filled timber on around 783sqm of land.
- St Albans: 26 Moondani Avenue. Making the most of a quiet position in the highly regarded Cairnlea Estate, this impressive four-bedroom home sold at auction for a very satisfying $815,000.
- Hillside: 44 Creekside Circuit. Offering a modern low maintenance lifestyle in the Creekside Estate, this two-year-old four-bedroom home sold during the week for $730,000.
- Taylors Hill: 5 Mossbury Court. This attractive Porter Davis-built double-storey home attracted an immediate response the moment it hit the market, resulting in an excellent mid-week sale at $1.015 million.
The only word of caution at the moment comes from the awareness that the property clock is ticking as Monday signals the arrival of November.
