Another 100% success story in St Albans

Here at Barry Plant St Albans, we don’t like leaving our vendor’s results to luck. We’re big believers in the power of careful planning, market awareness and negotiating skill. That’s why we’ve been advising clients in the City of Brimbank that time is getting tight if you still want to sell in 2019.

The fact is, the later in the year you leave the decision to put your property on the market, the more you start to rely on luck to achieve a result before Christmas.

Having said that, the good news for sellers is that if you are quick, you can still make the most of the huge numbers of keen buyers who are currently on our books, waiting for a suitable property to hit the market. Every one of our sales team has buyers like this on their database, so some quick action could well see you achieving that sale without a lengthy marketing campaign.

Smart decisions certainly played a role in many of this week’s great results, which included another 100% auction success rate by our team. These included:

St Albans: 22 Bailey Street

Offering a convenient easy-care lifestyle on a corner block with no Owner’s Corporation or shared land, this well maintained two-bedroom home provided an appealing alternative for unit buyers. Close to Ginifer train station, a competitive auction saw the bidding exceed all expectations, with the eventual sale price of $520,000 being close to 20% above our happy vendor’s reserve!

St Albans: 8 Occold Court

Offering ready access to highly regarded St Albans Secondary College along with primary schools, buses and parks, this potential-filled three-bedroom home (pictured) drew good inquiry levels from first time buyers, particularly those with young children. Four bidders fought it out at auction, with a very pleasing sale at $566,000 exceeding expectations.

Hillside: 18 Peradon Way

Some well thought out pre-sale renovations certainly played a role in the popularity of this four-bedroom family home on a generous 785sqm block. A good crowd turned out to watch a tightly fought auction, with the SOLD sign eventually going up shortly after the bidding finished at $702,500.

Sydenham: 1/8 Buckingham Street

Having been freshly updated throughout, this stand-alone three-bedroom unit attracted solid interest from first home buyers and investors, particularly given the easy access to Watergardens that it enjoyed. Productive mid-week negotiations saw a sale completed at $437,500.

Taylors Lakes: 2 Sharon Court

Comfortably positioned in a quiet court within walking distance of Watergardens, this well maintained three-to-four-bedroom home attracted strong interest from several local families looking to upgrade. A big crowd turned out to watch four bidders compete for the keys, with the winning bidder exceeding expectations with a very strong $710,000.

As we pointed out a few weeks ago, results like these don’t happen by accident. So, if you’d like to have your property sale all sorted before Christmas, our team is available to assist you at any time. Just give us a call on 9367 7044.
