Brimbank market enjoying the Spring of 2022

Once again this week we’ve seen further evidence that the Spring property market in the City of Brimbank is exceeding the expectations of many analysts.

Not only did our Brimbank team achieve yet another 100 per cent auction success rate for our vendors, but we’ve also been able to complete multiple sales through a variety of other methods as well.

Here’s a brief overview of some of our recent successes:

Derrimut: 2/13 Fernhurst Avenue. With Balmoral Park and St Lawrence Primary School around the corner, this three-bedroom unit was sold just prior to the scheduled mid-week open house.

St Albans: 22 Laurel Street. This three-bedroom home received plenty of positive feedback for its pleasing presentation, with the keys changing hands at $550,000.

St Albans: 4/20 Ruth Street. Situated a short walk from St Albans Primary School, this modern three-bedroom villa unit achieved a pleasing sale at $575,000 through some well managed one-on-one negotiations.

St Albans: 12 Manfred Avenue. Located right next door to one of last month’s auction success stories, this one owner home attracted a strong buyer response and sold promptly for $670,000.

Kealba: 2 Embank Court. Freshly renovated and nestled in a convenient court near Brimbank Park, this three-bedroom home had five bidders contesting, both onsite and online, with the winning bid being an unusual $699,777!

Caroline Springs: 2/69-77 Lancefield Drive. This tri-level two-bedroom townhouse attracted interest from a mix of first home buyers, investors and local downsizers, both for its modern styling and close proximity to a wide range of amenities. Competitive mid-week negotiations saw the SOLD sign go up at $462,000.

Taylors Hill: 18 Puckle Street. This eye-catching four-bedroom home with easy walking access to the shops at Taylors Hill Village enjoyed the benefits of strong auction bidding, with the contracts being inked at $937,000.

Taylors Hill: 19 Birchgrove Way. Zoned for Springside West Secondary College, this custom-built four-bedroom home offered a thoughtfully zoned floorplan that appealed to growing families. Three determined bidders pushed the price all the way to $1.116 million.

Taylors Hill: 47 George Street. With parkland right across the street, this impressive double-storey home of four bedrooms and two bathrooms made a real impact on upsizing families. A huge crowd turned out to watch five bidders compete, with the final bid being an impressive $1.57 million, which was more than 10% above expectations!

Taylors Lakes: 3 Cassowary Close. This four-bedroom home with vast raked ceilings was due to be auctioned on Wednesday evening but the buyers clearly weren’t keen to wait, resulting in a strong sale the evening before at $840,000.

The only downside for anyone planning to sell in 2022 is that the Spring season can’t last forever.
