Buyer competition driving big results
Make no mistake, the current market conditions in the City of Brimbank are providing a clear “Good news/Bad news” scenario.
The ongoing shortage of new listings hitting the market in our area is bad news for buyers, as they are being forced to compete for the current offerings with all those other buyers who are also keen to purchase. However, it’s good news for sellers, as these competitive conditions are producing some outstanding sales results, as the list of recent results confirms:
Deer Park: 3 Porter Court. The rare opportunity to secure a street-level commercial property with a three-bedroom residence above proved a popular one, with a satisfying mid-week sale being completed within a week of hitting the market.
St Albans: 8 Orford Road. Potential was the word on everyone’s lips when this three-bedroom home opposite St Albans Heights Primary School hit the market. The keys changed hands at $590,000.
Caroline Springs: 16 Streeton Avenue. With hectares of parkland across the street, this low maintenance two-bedroom home offered a serene setting for first home buyers and investors, selling for $565,000 (pictured).
Delahey: 1 Palara Street. As we reported previously, this single-level four-bedroom home attracted immediate interest from young families, selling well before the scheduled auction for $710,000.
Hillside: 7 Tintern Loop. Easy access to shops, transport, childcare and the Sugargum Hotel made this two-bedroom villa home a convenient choice, with the contracts being inked at $440,000.
Hillside: 3 Allenby Road. Three bidders fought it out at our online auction on Tuesday evening, with the SOLD sticker going up on this three-bedroom home with schools around the corner for $530,500.
Hillside: 28 Joseph Drive. This much loved four-bedroom family home a few doors from the park benefitted from a competitive auction between three determined buyers, with the gavel falling at $780,000
Hillside: 14 Upton Drive. This double-storey four-bedroom home located a short walk from the Primary School sold prior to this week’s scheduled auction for $820,000.
Hillside: 12 Callender Way. Gracing a prime corner block beside the Stony Hill Creek trail, this thoughtfully updated four-bedroom home sold above expectations at this week’s auction, reaching $885,000.
Hillside: 14 Stirling Court. Timeless heritage-influenced architecture added to the appeal of this two-storey four-bedroom home in the Bellevue Hill Estate. A strong early offer saw this one sold at $1 million prior to auction.
Clearly, there is currently an exceptional opportunity for local homeowners to benefit from the current market conditions by selling when the pendulum has swung in your favour. So don’t hesitate to give us a call at Barry Plant St Albans on 9367 7044 if you’d like to discuss your options.
