Data confirms popularity of Brimbank lifestyle
Those of us who know the property market in the City of Brimbank well would not be surprised, but we saw some figures this week that confirmed just how popular the lifestyle in this part of Melbourne has become.
Corelogic did a study that looked at how long homeowners in different parts of Melbourne retained ownership of their homes. They found that the time between resales had gone from six years to almost ten years over the past twenty years, whilst that figure had more than doubled in some areas.
In fact, our Brimbank has proven to be very popular, with some suburbs being ranked among the Top 10 in Melbourne for length of continuing ownership.
This popularity is continuing to drive positive sales results locally, with our team achieving more exciting results recently, including:
Albanvale: 16 Woodland Drive. A mix of first home buyers and investors showed the strongest response to this three-bedroom home across the street from Evergreen Reserve. The SOLD sign went up at $530,000.
St Albans: 3 Chilean Avenue. The opportunity to secure a vacant homesite within a stone’s throw of Victoria University proved a popular one, with the contracts being inked on this 454sqm block at $520,000.
Caroline Springs: 33 Kyneton Circuit. An appealing opportunity to get into the Caroline Springs market, this neat three-bedroom home achieved $646,500 at Wednesday’s auction.
Caroline Springs: 15 Lauffre Walk. Our twilight auction on Tuesday evening produced a pleasing sale of $751,000 on this spacious three-bedroom home.
Keilor Downs: 4 Marriot Road. Expansive frontages on two sides meant that this three-bedroom home made a strong first impression. Wednesday’s auction produced a competitive $750,000.
Keilor Downs: 22 Darracq Drive. With the shops at Keilor Downs Plaza and several popular schools close by, this four-bedroom home was a popular option for upgrading families, selling for $900,000 at auction.
Taylors Hill: 53 Jacaranda Drive. Being within walking distance of Taylors Hill Primary School, this updated three-bedroom home was popular with young families, resulting in a pleasing mid-week sale at $780,000.
Taylors Lakes: 31 Maremmano Crescent. Situated in the popular Taylors Quarter Estate, moments from Watergardens, this newly built four-bedroom double-storey home exceeded all expectations when the gavel fell at Saturday’s auction at $936,000.
With Easter set to provide a short easing of activity in the local property market next week, this could be an ideal time to reassess your plans and goals for 2023. So if you would like an update on how much your property could achieve as a result of these strong results, why not give the team at Barry Plant St Albans a call this week on 9367 7044.
