Market heat continues despite cooler days

The chill in the air this week didn’t seem to have any impact on the heat being demonstrated by so many homebuyers across the City of Brimbank.

Whether making early offers to secure their preferred new home prior to auction or negotiating with determination during the week, buyers were active in all areas and price ranges in our part of town this week, including:

St Albans: 38 Andrew Road. With Stevensville Primary School a stone’s throw away, this four-bedroom home (pictured) had plenty to offer a growing family. It achieved a prompt sale at $600,000.

St Albans: 19 Marsden Crescent. Located within the sought after Growth Zone, this three-bedroom attracted the interest of several local builders, developers and investors before the contracts were inked at $760,000.

Deanside: 41 Basten Avenue. Making the most of the parkland aspect across the street, this three-bedroom terrace saw the keys change hands after competitive mid-week negotiations.

Delahey: 1 Palara Street. Enjoying easy access to Primary and Secondary schools, this single-level four-bedroom home attracted immediate interest from young families, selling during the week for $710,000.

Sydenham: 36 Parkview Terrace. Reflecting unmistakable heritage influences in its gorgeous front façade, this three-bedroom terrace in the Rose Hedge Estate sold well before this week’s scheduled auction for $586,000.

Taylors Hill: 13 Addicott Way. This eye-catching double-storey home made a strong impression with its quality inclusions and expansive five-bedroom, three-bathroom floorplan. It achieved a strong mid-week sale at $1.135 million.

What’s more, we had multiple properties under contract at the moment, awaiting finalisation of the details in areas like Caroline Springs, Delahey, Fraser Rise, Hillside (three separate properties), Keilor Downs and Sydenham.

As we posted on social media this week, there are several spots in our area that are experiencing enormous buyer demand right now, so if you are considering making a move, why not give our team at Barry Plant St Albans a call this week on 9367 7044 to see if your neighbourhood is one of our current hot spots?
