The last-minute announcement of the latest lockdown restrictions this week certainly had our team sprinting to make new arrangements for all of this week’s scheduled auctions.

Some were brought forward to Thursday evening; some were changed to online auctions and a couple were postponed until the restrictions are eased. However, in a sign of what is possible in these interesting times, every one of the auctions we conducted this week was not only sold, but sold exceptionally well. One auction even lasted close to an hour, with 189 bids being made before the gavel fell!

Here’s the highlights of this week’s activity:

Caroline Springs: 14 Heathcote Retreat. This attractive double-storey five-bedroom home made a strong first impression with its circular drive around a pretty pergola. Six bidders competed online, producing an outstanding sale at $1.132 million.

Hillside: 12 Beattys Road. Highly competitive mid-week negotiations saw the SOLD sign go up on this quality owner-built four-bedroom home at $1.07 million.

Kings Park: 22 Balnarring Drive. Attracting plenty of interest from young families, this appealing three-bedroom home with great outdoor living options achieved a strong mid-week sale at $625,000.

St Albans: 1/13 James Street. Hot on the heels of last week’s sale of the front townhouse in this group of four brand new units, a single-level three-bedroom unit found new owners at $480,000.

St Albans: 62 East Esplanade. This potential-packed three-bedroom home was one of those to benefit from bringing the auction forward to Thursday evening, selling for $621,000.

St Albans: 71 Marshall Avenue. This was another of our auctions which was moved forward to get in ahead of the latest lockdown restrictions, producing a very satisfying sale at $679,000

Taylors Hill: 7 Bowman Court. A quiet court location moments from Watervale Shopping Centre added to the appeal of this single-level four-bedroom home. Five bidders registered for the online auction, with an amazing sale being concluded at $898,000 after 189 bids…that’s right 189 bids, in a 55-minute auction!

Taylors Lakes: 4 Kialoa Court. With nine bidders registered, this was always going to be a competitive auction. However, few would have expected it to soar past the reserve on just the second online bid of $800,000 (pictured), before selling for an extraordinary $863,500 (more than 20 bids later)!

Is opportunity knocking for you?

As we touched on in last week’s Update, it’s clear that local homeowners are reaping some remarkable benefits by selling in the current market rather than waiting for Spring to arrive, so don’t hesitate to give us a call this week at Barry Plant Caroline Springs and Taylors Lakes if you’d like to discuss your options. The number is 9390 8333.

Best wishes,
