A week to make you go ‘Wow’!
It’s been quite a week for the team at Barry Plant Caroline Springs and Taylors Lakes, along with our clients, with auctions being brought forward as a result of amazing buyer responses, auctions soaring beyond all expectations, and a number of buyers growing increasingly frustrated at the limited number of properties available for them to purchase!
As a result, our team managed to achieve yet another 100 percent auction success rate for our vendors this week. Here’s a summary of some of our more notable recent results:
Hillside: 5 Kendall Street. The auction of this modern three-bedroom home was brought forward to Tuesday afternoon due to a huge buyer response and conducted online. Six bidders registered, and a competitive bidding duel saw it sold for a very strong $633,000.
Hillside: 7 James Court. Strong early interest saw this four-bedroom home sold prior to the auction when an early offer of $775,000 convinced our vendors not to wait for this week’s scheduled auction.
Hillside: 17-19 Beattys Road. A big crowd braved the cold weather to watch 6 bidders competing for this 2,000sqm vacant block (pictured). It was declared ‘on the market’ at $970,000, but the bidding kept going all the way to $1.273 million…yes, you read that right. More than $300,000, or 31% above expectations, and setting a new price record for a homesite in the Estate in the process.
Kealba: 2 Hadley Close. This double-storey four-bedroom home was another to attract a great crowd. Six active bidders saw this one go ‘on the market’ at $790,000, but the buyer determination saw the sale price fly to $880,000.
Keilor: 3 Huon Court. Owned by the one family since 1974, this home drew over 50 buyer inspections in less than two weeks. An acceptable early offer of $930,000 was made, but due to the high level of interest, it was decided to bring the auction forward to Wednesday afternoon. Thirteen buyers registered to bid, so the property was declared ‘on the market’ at $930,000 to allow everyone a fair chance to buy it. A flurry of activity saw it sold for a remarkable $1.107 million…You can imagine how gobsmacked our vendors were after a result like that!
Sydenham: 14 Normanby Street. This older three-bedroom home on around 844 sqm attracted the most interest as a potential development site. Competitive bidding saw the price pushed over the reserve before the SOLD sign went up at $786,000.
Taylors Lakes: 38 Salamander Drive. This neat three-bedroom home near Watergardens achieved an excellent mid-week sale, with the SOLD sticker going up at $820,000.
With so many of our recent sales achieving results that have exceeded the wildest dreams of many vendors, there is no doubt that anyone considering selling later this year should be rethinking their plans and thinking very carefully about making that move right now.
