Buyers don’t rest on a long weekend

A long weekend can be an opportunity for some people to get out of town and relax, but for others, (particularly if they’re looking for their next home), it can be an opportunity to go house hunting without having to navigate around quite as many lookers…a real plus in a market where there are far more buyers than there are homes for sale!

As we often remind vendors, our experience is that a long weekend will never stop a motivated buyer if they’ve found a property that they like, and we were reminded of it this week with some outstanding sales completed around Melbourne’s north-west.

We were also reminded of the benefits of being a part of a network that works together to achieve outstanding results for our vendors, as one of this week’s results proved.

Here’s a small cross-section of what’s been happening:

Albanvale: 13 Diamond Avenue

A mix of market entrants and investors showed the strongest interest in this three-bedroom home a short stroll from Albanvale Primary School. Some productive mid-week negotiations saw the contract inked at $581,000.

Caroline Springs: 8/5 Strathvea Lane

This recently renovated tri-level three-bedroom townhouse offered an easy-care lifestyle right in the heart of Caroline Springs, just minutes from the town centre. A good crowd turned out to watch a competitive auction, with the gavel falling at a very pleasing $536,000.

Deer Park: 1/7 Wrexham Court

The sale of this family-friendly three-bedroom unit was a classic example of the advantage that vendors have when selling through the Barry Plant network. Listed for sale through our Deer park office, it was sold by Kevin (Tung) Ho from our St Albans team after he introduced a buyer who had been initially looking in the St Albans area. The sale price of $492,800 was a great result all round, and a reminder of the benefits of being part of a network that really ‘networks’.

Hillside: 48 Royal Crescent

Offering that all-important fourth bedrooms and enjoying a highly regarded location in the Bellevue Hill Estate, it was no surprise to see a large crowd gathering for this week’s auction of this attractive family home (pictured). Three strong bidders fought it out, with several others not even getting the chance to raise their hand before the SOLD sign went up at an impressive $890,000.

St Albans: 2/7 Burns Avenue

This brand new three-bedroom unit had the rare advantage of having no shared land or owner’s corporation, so it didn’t take long before a very pleasing sale was completed at $595,000.
