There was no mistaking the arrival of Winter this week, with Mother Nature providing plenty of reminders that the official start of the season on Thursday was not a typo.

Having said that, the property market in the north-west of Melbourne did what it has always done at this time of year…it carried on regardless.

Our team has been busy this week putting together more exciting results for local sellers, with this cross-section of recent results confirming how wide the demand levels from motivated homebuyers are:

Delahey: 8 Masefield Court. A quiet court location with easy access to both Primary and Secondary schools added to the appeal of this three-bedroom family home on a generous block of around 720sqm. Competitive negotiations saw the deal concluded at $732,500.

Hillside: 50 Jade Way. This eye-catching three-bedroom townhouse certainly made an impact from the moment it hit the market, not the least for its position in a popular neighbourhood near Taylors Hill. The SOLD sticker went up at $615,000.

St Albans: 2/106 William Street. Situated just a few doors from the park in a quiet street, this three-bedroom townhouse generated plenty of buyer intertest before the keys changed hands at $605,000.

St Albans: 19 Marsden Crescent. As we mentioned in an earlier report, this three-bedroom home with GRZ zoning attracted the interest of several local builders, developers and investors before the contracts were inked at $760,000.

Sydenham: 4 Buckingham Street. One of the select group of custom-designed new residences near Esplanade Reserve, this four-bedroom townhouse found its first-time owners after mid-week negotiations produced $700,000.

Taylors Hill: 6 Glenelg Boulevard. A peaceful park-side pocket near Taylors Hill Primary School provided an attractive backdrop for this lavishly updated three-bedroom home. The contracts were inked at $835,000.

On top of these deals, we also have multiple properties under contract awaiting finalisation of the details in areas like Caroline Springs (two properties), Delahey, Fraser Rise, Hillside (two properties), Keilor Downs and Sydenham (two properties).

As you may have seen on some of our social media channels recently, we are experiencing particularly strong demand for properties in specific postcodes…3023, 3037 and 3038…so if you own a property in these areas and are thinking of selling, we recommend giving one of our team at Barry Plant Taylors Lakes a call on 9390 8333 as your ideal buyer is probably on our books right now and ready to make their move.

Best wishes,

James Hatzimoisis & John Aaron Nakic
