Increased choice has buyers stepping up

We are seeing continuing signs in Melbourne’s north-west that a slow but steady increase in the number of available properties for sale is providing many home buyers with the increased choice that they have been craving throughout 2021.

This trend has resulted in many buyers who have been expressing high levels of frustration now being able to act with confidence, resulting in a high degree of activity as we head towards the last few weeks of the year.

This activity has produced numerous sales for happy vendors, including:

Deer Park: 69 Hatchlands Drive. As we mentioned last week, this modern three-bedroom cottage attracted strong pre-auction interest and sold for $652,000 in the second week of its campaign.

Delahey: 7 Shale Court. Thursday night’s auction attracted three online bidders and two onsite, with one of the online bidders winning out at $655,000.

Delahey: 38 Blackwood Way. This low maintenance four-bedroom home on a compact block received a strong offer two days before the auction, selling for $660,000.

St Albans: 2/2 Lahy Street. A highly effective off-market campaign saw the sold sign go up on this two-bedroom unit before the photographer had a chance to unpack their tripod.

St Albans: 2/33 Adelaide Street. This two-bedroom villa attracted immediate interest from a mix of first-time buyers and investors, with a strong sale being inked during the week.

St Albans: 15 Newcombe Drive. Situated in much-admired Brimbank Heights, this single-level four-bedroom home sold above reserve when three determined bidders pushed the price to $791,000.

St Albans: 30 Collins Street. An ultra-convenient location close to trains, cafes and the shops on Alfrieda Street had four bidders pushing this one well beyond our happy vendor’s reserve, reaching a remarkable sale at $1 million!

Sydenham: 34 Bungarim Wynd. Situated just around the corner from Sydenham Primary School and Copperfield College, this four-bedroom home sold prior to this week’s scheduled auction for $655,000.

Taylors Hill: 14 Bloomsbury Drive. Offering generous family living over two levels, this striking four-bedroom home was another to achieve an excellent sale prior to auction.

This level of activity is opening the door for many more buyers to secure their next home before they sit down to Christmas dinner, as well as those prospective sellers who would like to have a sold sign out the front alongside their festive lights.
