One of the most common misconceptions that we find among buyers and sellers here at Barry Plant Taylors Lakes is the belief that the January property market is a quiet one. Yes, for some people, (and apparently several of our competitors), January is a time to put the feet up and completely forget about all things real estate-related.

However, for others, this is an ideal time to stop and consider our plans for the coming year, including deciding whether those plans might take in a change of address. In fact, the January property market is one that is particularly active for the rental market. It is also the month when we often find ourselves dealing with buyers who are fresh in the market and still establishing which areas and property types might suit their needs the best.

What’s more, our friends at realestate.com.au recently confirmed that January is the month that they receive their highest click-rates of the year! That’s certainly positive news for anyone considering putting their property on the market in the next few weeks, isn’t it!

The truth is that the January property market never really goes on holidays. A prime example involved the recent sale of a stunning single level home in the desirable Parks Estate in Hillside, (pictured). Framed by a tastefully landscaped front garden, this eye-catching home offered three bedrooms plus a study which was large enough to serve as a fourth bedroom or an extra living space, three distinct living and entertaining zones plus a decked outdoor area, an attractive kitchen with stone benchtops and SMEG appliances, and was located within a stone’s throw of Cana Primary School.

The fact that a strong sale at $735,000 was just one of several sales our team negotiated in the first few days of the January property market shows just what can be achieved when a team is focused and motivated.
