Local homeowners reaping big rewards

Once again this week our team in Melbourne’s north-west showed what is possible when you combine some highly effective marketing strategies with a market where there are clearly far more motivated buyers than there are properties for sale.

Among our ten successful auctions this week we saw some results soaring close to 20 percent above our ecstatic vendors’ expectations, including:

Albanvale: 88 Opie Road. The combination of a four-bedroom/two-bathroom floorplan and a popular family neighbourhood proved a popular one at this week’s auction, with the gavel falling at a very pleasing $681,500 after four bidders pushed the price more than $40,000 above the reserve.

Delahey: 16 Kiev Walk. Multiple bidders fought it out for this neat three-bedroom home framed by tall palms, reaching a pleasing $645,000.

Hillside: 32 Beattys Road. This appealing single-level four-bedroom home drew competitive bidding, resulting in an excellent sale at $857,500.

Keilor Downs: 2 Fiat Court. In a result that the neighbours will be talking about for many days to come, this four-bedroom home (pictured) attracted close to 150 people to the auction. A remarkable auction saw the bidding reach a staggering $866,000, close to 20% above expectations!

St Albans: 1/38 Millawa Avenue. An unusual opportunity to secure a subdivided block and demolish the partly built residence before building something new attracted four bidders, with the SOLD sign going up at $302,000.

St Albans: 73 Lester Avenue. A mix of renovators, investors and developers showed interest in this older four-bedroom home on a generous allotment of around 690sqm. In the end a developer emerged victorious from this week’s auction, securing the keys for $655,000.

Taylors Hill: 5 Edward Court. A quiet court location close to Watervale Shopping Centre added to the appeal of this four-bedroom home, with a competitive auction producing $736,000.

Taylors Lakes: 36 Shoppers Lane. Needing some substantial renovation to reach its full potential, this two-bedroom villa sold for $390,000 after three bidders raised their hands.

Taylors Lakes: 170 Lady Nelson Way. A great crowd turned out to watch the auction of this neat three-bedroom home just down the street from the park. Strong bidding took the price well beyond expectations, with the bidding reaching $882,000.

Taylors Lakes: 5 Hanslow Way. This four-bedroom home with a pool was another to attract some serious competition, with the bidding settling at a very satisfying $891,500.
