Welcome to the new financial year…a year that we hope will be filled with exciting new opportunities in the north-west of Melbourne for buyers and sellers alike.

The current market is still demonstrating genuine positivity despite the wintery weather, as we have been reporting for quite some time now, and there is every reason to expect this trend to continue for the foreseeable future, particularly for those sellers who are enjoying the lack of competition due to an ongoing shortage of new listings.

Here’s a quick snapshot of what’s been happening locally:

Ardeer: 86A McLaughlin Street. This recently updated three-bedroom unit situated across the street from Ardeer Primary School achieved a pleasing mid-week sale at $590,000.

Braybrook: 11/1 Marnoo Street. A sleek and stylish contemporary design added to the appeal of this two-bedroom unit, resulting in a prompt off-market sale for $378,000 during the week.

Caroline Springs: 7 Buvelot Crescent. Presenting a modern façade on a quiet corner block, this neat two-bedroom home drew interest from a mix of market entrants and investors before competing interests did the rest.

St Albans: 29 Cowra Avenue. Set in a quiet street near the Hospital, this modern three-bedroom, two-bathroom home on a low maintenance block saw the contracts inked at $615,000.

St Albans: 140 Power Street. Set on around 671sqm in the Residential Growth Zone, this three-bedroom home attracted interest from a wide range of buyers before selling for $735,000.

Sunshine North: 2 Orloff Court. Combining a quiet court location with a classic triple-fronted façade, this three-bedroom home saw the SOLD sign go up during the week, achieving $695,000,

Sydenham: 3 Lorac Court. Presenting an attractive garden aspect to the court, this appealing four-bedroom single-level home attracted a total of seven separate bidders including one online. As a result, it soared well beyond our ecstatic vendor’s reserve with the gavel falling to a couple of very happy first home buyers at $765,000 (pictured)!
