New price records still being set

It may come as a surprise to some readers, particularly those who have fallen for the trap of believing everything you see in the news media, but properties in the north-west of Melbourne are still selling and selling well.

In fact, not only are multiple property sales achieving prices in excess of their reserves, but in some cases our team has been able to set new local price records in the process.

Here are some examples:

Delahey: 22 Lemco Walk. Benefitting from easy access to schools, parks and transport, this four-bedroom home was sold as a result of productive mid-week negotiations, producing $630,000.

Fraser Rise: 63 Hawking Crescent. This four-bedroom home opposite the park attracted a big crowd who gathered to watch a highly competitive auction in the Winter sunshine. The gavel fell at an impressive $773,000, which was more than 10% above our happy vendor’s reserve price (pictured).

Fraser Rise: 38 Higgins Street. This eye-catching custom-built single-level home offered a level of attention to detail that made an immediate impact the moment it hit the market. Our expectations for a ground-breaking result were realised when three strong bidders competed for the keys, setting a new record for a single-level home in Fraser Rise at $1.258 million!

Hillside: 16 Tormorvey Avenue. This three-bedroom home in the Banchory Grove Estate was another to exceed its reserve price by close to 10% when the sold sign went up at $747,500.

Keilor Lodge: 5 Krona Rise. This contemporary two-storey home near Catholic Regional College had three determined bidders keen to enjoy the free-flowing four-to-five bedroom floorplan, resulting in an excellent sale at $848,000.

St Albans: 2/82 McArthur Avenue. Combining a central position with a modern easy-care design, this two-bedroom single-level unit achieved a very pleasing mid-week sale at $425,000.

St Albans: 40 Errington Road. Generating strong interest from a variety of buyers interested in renovating or rebuilding, this three-bedroom home on around 637sqm was sold just in time to cancel this weekend’s Open House.

Taylors Lakes: 24 Sandpiper Drive. Enjoying easy access to Watergardens, this immaculately maintained three-four bedroom home attracted such strong interest that the keys changed hands more than a week before this week’s scheduled auction.

Taylors Lakes: 43 Honeyeater Crescent. Offering a complete family lifestyle including a pool for the coming Summer, this double-storey four bedroom, three bathroom home sold at auction for $1.18 million.
