Record-setting results continue

There’s nothing quite like results to paint a clear picture of what’s happening in the property market, so local property owners should be finding plenty to smile about this week.

As you may have seen during the week, not only did our team at Barry Plant Caroline Springs and Taylors Lakes set a new residential price record in Taylors Hill at our twilight auction on Wednesday, it broke the record we set earlier in the month!

Here’s what’s been happening:

Deer Park: 3 Warrington Crescent. Investors and first-timers were drawn to the convenient location of this three-bedroom home, with a strong mid-week sale being completed at $650,000.

Fraser Rise: 5 Somers Street. An attractive façade and low maintenance block made this three-bedroom home a popular inspection with buyers, to the extent that the auction was brought forward to Friday evening. The SOLD sign went up at an impressive $746,000.

Hillside: 30 Allenby Road. Thoughtful renovations had added enormously to the appeal of this three-bedroom home near Copperfield College. As a result, the auction produced a very satisfying $805,000.

St Albans: 1/224 Biggs Street. This two-bedroom front unit in St Albans East offered an affordable entry point to the market, selling quickly for $335,000.

St Albans: 72 Jamieson Street. Set on over 750sqm of land with a reserve behind, this four-bedroom home exceeded expectations when the gavel fell at $730,000.

St Albans: 62 James Street. Entirely comfy as is, but with clear potential for future upgrades, this four-bedroom home on around 781sqm of land produced and excellent auction sale at $735,000.

St Albans: 17 Walmer Street. It was the future potential of the allotment of almost 700sqm that drew the strongest interest, rather than the four-bedroom home. A competitive auction produced an excellent sale at $820,000.

Taylors Hill: 52 Double Bay Drive. Thursday’s twilight auction of this well-presented four-bedroom home exceeded expectations, with the gavel falling at just under the $900,000-mark.

Taylors Hill: 50 Cottesloe Parade. As mentioned above, this stunning four-bedroom home (pictured) attracted a big crowd to watch five highly motivated bidders compete for the keys. Bidding opened at $1.2 million then soared all the way to a staggering $1.656 million! This set a new record price for Taylors Hill, eclipsing the record we set just a few weeks ago when our team sold 40 Taylors Hill Boulevard for $1.54 million.

Taylors Lakes: 64 Honeyeater Crescent. Located within walking distance of so many of Taylors Lakes’ amenities including Watergardens, this quality three-bedroom contemporary home was sold during the week for $850,000.

Taylors Lakes: 11 Moretti Avenue. The auction of this elegant three-bedroom home was moved inside due to the weather, but that didn’t stop five strong bidders placing a total of over 100 bids, (yes, you read that correctly), before it was sold for an amazing $1.251 million.

Taylors Lakes: 13 Drysdale Avenue. This sprawling single-level five-bedroom home with a five-car garage on a massive allotment of over 1400sqm achieved an outstanding mid-week sale at $1.8 million.
