Smiles all round in Melbourne’s northwest
Once again this week we saw smiles on the faces of numerous vendors as their sales results exceeded their own expectations, whilst an increasing number of buyers had cause to smile as well at the number of really good listings hitting the market.
As you see from these recent results, the local market continues to produce exceptional results…
Deer Park: 69 Hatchlands Drive. Attracting strong interest from market entrants and investors, this modern three-bedroom cottage saw the keys change hands during the week.
Deer Park: 73 Birchwood Boulevard. Situated right around the corner from the shops at Brimbank Central, this three-bedroom home was another to benefit from a strong mid-week sale.
Hillside: 82 Allenby Road. Our online auction attracted five registered bidders for this contemporary single-level four-bedroom home. The gavel fell at a highly competitive $753,000.
Hillside: 41 Hannah Avenue. With both Primary and Secondary schools just around the corner, this four-bedroom home drew strong enquiries from young families before selling prior to auction for a very pleasing $755,000.
Hillside 23 Highwood Drive. Strong early interest saw the SOLD sign go up on this eye-catching four-bedroom home prior to this week’s scheduled auction, with the contracts being inked at $791,000.
Hillside: 57 Domain Drive. Situated in a quiet pocket of The Parks Estate, this impressive four-bedroom home with a pool saw six bidders onsite and a further three bidding online. As a result, the price soared well above the $900,000 reserve, reaching a remarkable $1,103,000, (more than 22% above expectations)!
Hillside: 11 Wales Court. Stretched across the head of the cul-de-sac on around 1000sqm of land, this expansive five-bedroom home sold during the week after some productive mid-week negotiations, achieving $1,450,000.
Keilor Downs: 5 Bernborough Court. This unusual two-storey four-bedroom home was scheduled for auction on Thursday, but a strong offer on Monday saw activity brought to ahead early, and a very pleasing sale was completed at $960,000.
St Albans: 17 Camdale Parade. Handy to the trains at Keilor Plains station, this updated three-bedroom home got an immediate reaction as soon as it hit the market and was snapped up during the week.
Taylors Lakes: 1/4 Delmar Court. There were seven bidders registered for Wednesday’s online auction of this 26-year-old villa, with six competing actively for the keys. The resultant sale price of $567,000 set a new benchmark for a two-bedroom villa in this area.
As we mentioned last week, there are still some exciting opportunities available for those who want to sell before Christmas, but you’ll need to get moving. Feel free to give us a call this week at Barry Plant Caroline Springs and Taylors Lakes on 9390 8333.
