An egg-cellent time to pause and ponder

I hope this post finds you enjoying a relaxing and enjoyable, (not to mention chocolate enhanced), Easter long weekend.

This extended break means a lot of different things to different people, I know, but one thing I have noticed over the years is that the extra time away from the usual weekly routine often provides a lot of Melbourne residents with an opportunity to pause and revisit their plans for the year ahead…including whatever plans they may have made regarding their property ambitions.

So, given that the real estate market in Melbourne’s northern corridor seems to have been largely untroubled by the recent increase in official interest rates, (as I mentioned in LAST WEEK'S POST), I thought this would be a good opportunity to review what is happening to assist your planning.

Firstly, to property prices. The consensus among most commentators that I have seen seems to be that Melbourne’s median price is expected to rise by between 3 and 6 per cent in 2026. This is below what has been happening in most other capital cities, and it is worth noting that the strongest growth of late has been in the lower quartile of the market.

One of the driving forces behind the focus on lower priced properties is that the strong interest levels from property investors is continuing, including those coming from interstate. Funny enough, one of the reasons that interstate investors are looking at Melbourne is because our prices have risen more slowly than others, so many observers feel that our prices are likely to ‘catch up’ in the future.

Of course, the other reason investors are focusing on Melbourne is the ongoing squeeze on vacancy rates, which is driving fierce competition between renters and helping to push rents higher.

With the supply of available properties for sale in our part of Melbourne remaining below the level of demand from buyers, the outlook remains positive for anyone considering selling in the next few months.
