Anything that suggests that we are at the end of the Winter chills is a welcome sign for the residents of Melbourne, right? So, the realisation that this Tuesday, September 1st, is the official start of Spring should see lots of readers smiling this week.

Importantly, for anyone planning on making their next move in the Melbourne property market, the start of the Spring selling season is an extra reason to celebrate.

The change of seasons comes at an important time for the local market, with signs that buyer sentiment remains more positive than many of the media reports would have you believe. For example, the most recent monthly Market Research Report from the REIV shows that Melbourne’s clearance rate for the 1,679 auctions in July was 69.9 per cent. In a market where 70 per cent is widely regarded as a balanced market, that’s a fairly strong result for the middle of Winter!

If you are planning on selling in 2026, it’s important to keep in mind that whilst this is a time of year when buyer activity tends to go up a gear, it also a time when careful planning can make a big difference to your result. External timing issues like school holidays, the AFL Grand Final weekend, and the Spring Racing Carnival are all factors you need to consider.
