Buyer confidence continues to shine

It was a cold and gloomy Saturday…very much what you’d expect in the middle of Winter in Melbourne…yet from a real estate perspective we saw another example of the underlying buyer confidence in our local property that we have been reporting throughout the past few months.

Our auction of a three-bedroom home at 17 Childs Road in Lalor (pictured) provided a clear snapshot of what we are seeing in Melbourne’s northern corridor lately. A bidding duel between an intending owner occupier and a property investor produced an excellent sale at $663,000.

This property attracted good levels of buyer inquiry throughout the campaign, with buyers divided between the options of further renovations, of offering the home as a rental investment, or even exploring the possibility of redeveloping the site altogether.

The common attraction among all these buyers was the appealing location, being within a short stroll of Lalor Station and bus services, not to mention easy access to local primary and secondary schools, Pacific Epping, Costco, Northern Hospital, the M80 Ring Road, parklands and recreational facilities.

Features of the home that drew positive feedback from buyers included the updated kitchen and the alfresco entertaining area in the backyard.
