Double-digit growth still evident in local market
They say that “time flies when you’re having fun”. If that’s the case, then a lot of people must be thoroughly enjoying their property dealings in 2026, as we’re now almost halfway through the Autumn market and the results confirm that there is still a fair degree of underlying confidence among buyers in Melbourne’s northern corridor.
As I pointed out in A POST A FEW WEEKS AGO, buyers are still competing for the limited numbers of properties available for sale in our area, and this appears to have been supporting solid rates of growth in property prices over the past year or so.
Indeed, if you take a look at the latest price data from Proptrack which looks at price movements over the twelve months to the end of March, here’s what the statistics show:
Epping houses: Up 10%
Epping units: Up 12%
Lalor houses: Up 12%
Lalor units: Up 12%
Mill Park houses: Up 9%
Mill Park units: Up 10%
Thomastown houses: Up 11%
Thomastown units: Up 13%
Wollert houses: Up 5%
Wollert units: Up 9%
Now, as I remind our readers regularly, it’s important to remember that these type of statistics are an indication of general trends only, but they paint an interesting picture of the current market, don’t they?
The first-hand insights provided by our recent sales results provide a similar story. Our recent sale of a thoughtfully renovated 4-bedroom, 2-bathroom home at 40 Dunraven Crescent in Doreen (pictured) was a prime example. This attractive family entertainer was only on the market for around two weeks before it attracted offers from four separate groups of buyers, enabling our happy vendor to accept the best offer which was above the original asking price!
